New house has a ~130sq/ft outbuilding, it was built as a greenhouse and while the idea of a greenhouse garden sounds nice, I don’t have the time to maintain it. It has running water and power, but with all the glass it will be unbearably hot in the summer. A free standing AC would make it comfortable. Current ideas are turning it into a gym, but I’m leaning towards a shop, with all the built in work space.

Find the local "plant lady" and have her take care of it. To my eye, it looks like a hell of a lot of work to convert it to anything else, is located in an apparent inconvenient location, and is small.

Saw this old thread and couldn’t resist adding an idea: have you thought about turning it into a small workshop or hobby room and using shade cloth on the outside to cut heat before it even reaches the glass? It makes a big difference, and paired with a small AC or even a dehumidifier, the space becomes way easier to handle. What ended up happening with the building?
 
I’d look at how commercial greenhouse folks handle heat, since they deal with sun-heavy spaces all the time. Sites like https://fullbloomlightdep.com/ have good examples of venting, shading, and automation setups that might give you ideas without needing a full rebuild. A small free‑standing AC plus some shade cloth or reflective film can take the edge off and make the space usable for hobbies or storage without turning into a sauna.

This is the route we’re going for the outbuilding and raised planter beds. They can grow what they want in exchange for fresh veggies and flowers.
