Need input on selling my TJ

I sold my first 98' TJ to a doctor that lived in a nearby city. I told him $10,000 cash sale only. He said he wasn't comfortable carrying that much cash with him. I told him I wasn't comfortable taking a $10,000 check from a stranger. He brought the cash, but I met him at the bank to ease his mind.

When I sold the VW I was suspicious as the guy said he had cash and was ready to come over and buy it for full price, even though he had never seen or driven it. He was just going off my pictures on CL. I was suspicious to the point that I set up a meeting in the parking lot of the police station and I was sure he wouldn't show, but he did. Turned out to be a nice guy, just retired and had a brand new $100,000 Duramax and he wanted a nice TDI to keep from piling miles on his DMax. We drove it around the block and he bought it. I even delivered it to his house, stopping at MVD on the way to transfer the title, and he gave me a ride home.
 
I just stumbled across a perfect example of head in the clouds syndrome when it comes to TJ prices in 2026, this guy is asking $17,600 for this:

"2000 Jeep Wrangler 4.0L SportWhite with tan interior. Hard top with convertible top. New canvas top purchased two years ago. 138,00 miles. Engine replaced at 65,000 miles by former owner. 5 inch lift. Mickey Thompson wheels. Falken Wild Peak A/T3W tires. Radiator replaced 2022. Automatic transmission replaced with remanufactured in June 2025. Frame repair done June 2023.Other recent work: New plugs, new coil, front brakes and rotors replaced at 135,500 miles"

He could knock the 1 off the front of that price & still have trouble selling it
