Well, here's an oldy-moldy...
This song popped up into my brain recently, even though I hadn't heard it since about 1974. An old "DeeJay" demo record - I was actually able to find another one for sale online, so I bought it. Song sounds about like I remembered it - I won't say its "good", but it isn't "bad" either. I can guaran-damn-tee that you've NEVER heard this song before!

So, who's the artist? The voice sounds vaguely familiar.
I know nothing beyond the band name - the Dee Brothers & the Dee Band.

Not much to see. There is a "Dee Brothers" that apparently has no connection - or perhaps the "and the Dee Band" was an earlier incarnation. *shrug*
They released another couple of songs on 45 that were dated 1971, so I'd venture a guess that this demo was from that same general timeframe. Also, it appears that they did do an actual release of that song. I've found images that were labeled as "Demo", just like yours, as well as finding this released version:
