This project is the addition of the laundry room in a very rocky soil- This required the services of a Geotech and excavation is deeper than 6 feet in places- converting from the plan of a block foundation and crawlspace to a concrete slab had to be done due to no possible elevation for the lumber to breathe.

That presented a problem as the existing architecture of the house is a block foundation- and the for system extends out over the brick- So that the board and batten siding comes down even and just proud of the brick face -

In order to replicate that we had to catch the elevation and transfer it to the new work and then build walls on top of the existing wall since we did not have a wood floor system to cantilever- we used a green laser with a gear drive tripod

Then we added the second wall after the masons - treated plated and sheathing- then non permeable commercial housewrap goes on last- what I like is the second wall cavity that is non bearing serves as an air cushion between the exterior and interior-

I’m really happy with the end result- We’re building between 400 and $500 a foot on this project so we can handle the cost-

The client is the head of the city of Huntsville financial department- In addition to this we’ve staged some LVL’s in the attic for a future ceiling vault-

All profit is speculation so we will see how it turns out 😃
