We are auctioning a couple of our family properties. Both are 160 acre properties, both have deer, upland game, turkey and other hunting opportunities. One has a large stocked pound that is spring fed. If you want to move or have a place to disconnect, both fit the bill. The auctions are next month.

It’s an auction, so I don’t know what it will go for. You you can own and lease pasture and farm land. That’s very common in Kansas. It all depends on how much to borrow as to whether you put money in your pocket. Both also have intact mineral rights. Both can enter in CRP as well and get paid to do nothing with it but grow grass. My kids all live out of state and have no interest in farming or owning ground. They both make money.

Yes I misremembered it is corn not crop suitability rating and much more applicable to Iowa than Kansas.

We use similar tests for the soils in our farm ground as well. All the same just different names. When the land is evaluated the soil comp is noted and that affects everything from what you plant, when you plant, crop insurance....
 
It is a nice piece of ground.
so what is your expected ball park for price? I have no idea.
We think 1800ish an acre for sumner and 1500ish for Barton. But it’s a guess. It all depends on the the bidding. I’ve never sold ground this way but it was recommended by a family member. So we will see what happens. It’s a bit nerve wrecking.
